北京單價新地王 每坪110萬新台幣

大陸土地市場再掀狂熱，融創集團昨（4）日以人民幣21億元（約新台幣102億元），拿下北京朝陽區農展館北路地塊，樓面價每平方公尺突破人民幣7.3萬元（約每坪新台幣110萬元），創每平方公尺單價新地王紀錄。

大陸土地市場持續高熱度，加上蕪湖和鄭州等地方政府調控政策鬆動，進入「金九銀十」的傳統銷售旺季，樓市量價將推動高升。

據人民網報導，現場拍賣開始不到10分鐘，經過九輪就由融創以人民幣21億元達到合理上限，溢價16.67%。轉而進入配建面積27.8萬平方公尺的醫院競拍，經過60輪配建面積競拍，融創力壓群雄成農展館地塊新主人。

同一天，恆大集團以人民幣40.4億元，加配建51,500平方公尺公租房的代價，將北京豆各莊地塊拿下，扣除公租房後，折合樓面價每平方公尺1.7萬元（約每坪新台幣25萬元）。

農展館地塊位於北京朝陽公園西側，交通便利，區位優勢明顯，是近年東三環周邊較稀缺的高端商品住宅用地。
